<p>The <a href="http://www.adrhi.com/oahu-real-estate/">Oahu real estate</a> market, which is the largest component of the larger Hawaii housing market, saw fewer foreclosure filings and higher hotel occupancy rates in the latest tracking period, pointing towards a tenuous recovery in the Islands in both the residential and commercial sectors. Foreclosure rates backed off of record high levels reached in August and September, according to Howard Dicus of Hawaii News Now.  According to the real estate information company <a class="zem_slink" title="RealtyTrac" rel="homepage" href="http://RealtyTrac.com">RealtyTrac</a>, there were 1,271 foreclosure filings in Hawaii during the month of October, although that was actually a decrease compared to the last two months. Interestingly, RealtyTrac’s report also indicated that despite more than a thousand filings, only three foreclosure sales were actually executed in the month of October. It is possible that this is a result of a backlog of foreclosures, or alternatively fallout from the recent “robo-signing” scandal that hit a number of lenders, including Bank of America. Generally speaking, foreclosure filings do not end in a property auction but rather a negotiated settlement or a distressed or “short” sale. The number of foreclosure filings was distributed rather evenly in the most recent tracing period, with only Kihei and Honolulu showing more than 100 filings. However, more than 50 filings were counted in Ewa, Kihei, Kapolei, Lahaina, and Wainae. The geographic distribution of the foreclosure filings suggests that the crisis is not only affecting investors, but actual homeowners.  Relative to the continental US, Hawaii foreclosure sales have resulted in a higher sales price compared to the original property valuation.</p>
<p>Although significantly lower than record highs reached before the economic downturn, higher rates of hotel occupancy serve as a positive corollary to the good news for Oahu homes for sale. Pacific Business News reported in early December that Hawaii’s hotel occupancy was just below 65 percent during week of Thanksgiving. According to a market report by Smith Travel Research and Hospitality Advisors, entitled “Hawaii Hotel Industry Snapshot,” the statewide hotel occupancy rate for the week ending November 27 was 64.9 percent. This represents an increase of just over one percent from year-ago levels, when hotels posted a 63.8 percent average occupancy rate. Hawaii’s occupancy rate is especially encouraging when considered to the average national rate, which remains well below fifty percent. Of all the major islands, only Oahu’s declined year-over-year, although 70.1 percent for the week was still easily the highest occupancy rate in the state. Significantly, the average rate for a hotel room returned to near-2006 levels in the most recent tracking period, suggesting strength in this sector of commercial real estate.</p>
<p>One of the more enigmatic players in the Oahu real estate market, Genshiro Kawamoto, took millions of dollars of property off the market in November, according to a November 11, 2010 report from KITV News. Genshiro Kawamoto is a Japanese real estate tycoon who maintains millions of dollars worth of residential property in the upscale neighborhood of Kahala. Kawamoto is known for his unusual usage of property, including allowing low-income Hawaiian families to stay rent-free in multi-million dollar mansions and planning to construct an upscale art museum.  Recently, Kawamoto put about a dozen Kahala mansions on the market, only selling one in what he described as a test of real estate market conditions. The test apparently had some significant meaning for Kawamoto, who proceeded to purchase two more beachfront lots in the same neighborhood. He paid a total of just under $40 million dollars to create a single, large beachfront lot.  Earlier this year, Kawamoto created much speculation after proposing the construction of an art museum in one of his properties.</p>
<p>One of Oahu’s most notable landmarks is up for sale, according to the <a class="zem_slink" title="Honolulu Star-Advertiser" rel="homepage" href="http://www.staradvertiser.com/">Honolulu Star Advertiser</a>. Aloha Tower Marketplace, which surrounds one of the most recognizable historical sites in the state of Hawaii, has been put up for sale by the same company that successfully salvaged the finances of the site half a decade ago. Aloha Tower Marketplace has been owned by New York-based investment firm <a class="zem_slink" title="Apollo Management" rel="homepage" href="http://www.areapropertypartners.com">AREA Property Partners</a> for the last five years. AREA partners has hired Honolulu real estate firm Colliers Monroe Friedlander to find a buyer for the famous landmark, although no asking price had been set as of the publication of the newspaper report. Aloha Tower Marketplace is constructed on state-owned land by way of a long-term lease, and capitalizes on the population of the iconic clock tower, which was for a time the tallest structure in the Hawaiian Islands. The Marketplace opened just over fifteen years ago, after being built by Aloha Tower Associates for nearly $100 million. Before falling into bankruptcy, the company had plans to build an adjoining office tower, condominiums, a hotel and underground parking.</p>

<p>Oahu is one of the largest islands in Hawaii, however, even though it is only considered the third largest, it is one of the most heavily populated areas and is visited often by tourists just because of the immense beauty the island has to offer, as well as the number of things to do that the island offers which are numerous given the size of the island. Everyone vacations in Hawaii to spend relaxing time on the beach, enjoying water sports and overall having a good time, and spending this time in Oahu will sure to be a great vacation that anyone will find full of fun and relaxation, the ultimate vacation experience.</p>
<p>There are two places in Oahu that stand out to most people in regard to beauty. The first is Hanauma Bay. This is the go to place to see sea life in its natural habitat, by either snorkeling or scuba diving. Either way, be prepared for once in a lifetime views that you will remember for the rest of your life, including the coral and sea life such as sea turtles and exotic and colorful fish. The second place that most tourists put on their list to see is Waikiki Beach, which is the go to place for the perfect beach, and is usually the go to beach for most tourists, so be prepared for crowds. However, there is enough beach to go around so do not forgo on the experience just because it is considered a tourist beach. The beach also boasts various water sports activities, however, the most popular would be canoing because of the waves that the water offers on these beaches. In fact, most of those that venture into the canoe will be going head in head with the surfers competing for waves.</p>
<p>Also while in Oahu, a popular activity is to visit Diamond Head, which is considered to be the most famous volcanic crater in the world. The hike is moderate and will require that tourists bring their flashlights, but once you reach the top the view is amazing. It allows for people to see for miles and truly enjoy the island and all the sites that it has to offer.</p>
<p>No trip is complete to Oahu without visiting the various historical sights that are located on the island. Being able to see the USS Arizona Memorial at Pearl Harbor is truly an experience that young and old alike will benefit from. There is no words that can describe being able to stand in one of the most horrific events that unfolded on US soil and learning a detailed history of what just happened, it is an educational experience for all to go to.</p>
<p>When traveling to Oahu remember that where you stay can mean the difference between having the vacation of a lifetime and being uncomfortable and stressed out the entire time. The best way to stay is in a vacation rental that will allow you to truly make yourself at home when compared to staying at a hotel room. <p>Oahu is one of the largest islands that Hawaii has to offer, and is the place to go for those who have seen other places and marveled at what they saw, yet have no idea where they should take a vacation at this year. Oahu was formed by two mountain ranges that are today known as Waianae and Koolau range. The whole island if full of majestically and beautiful places to visit, and a quick search on the Internet will show your numerous places to stay. As well as offering some travel packages for people to advantage of that are great deals and offer a vacation on a budget that many people find helpful.</p>
<p>For those that are beach lovers who want to spend their vacation immersed in beautiful sands and startling sunsets, then Oahu is the destination for your beach watching. Many of the beaches that are located on Oahu are larger than one mile, which surprises many visitors. Some of the most popular beaches to visit while on vacation in Oahu is Lanikai beaches, Sunset beach and Kailua Beach Park as most tourists have found these beaches to be to their liking. There are over 35 beaches to see on the island which means that there will always be some place to go and something new to see. In addition, there are various water sports that are offered on and around these beaches, including surfing that people can choose to participate in or just lay back on the warm sands and become a spectator of the sport.</p>
<p>There are also various museums and places of history that a visitor can choose to go to, as well as some beautiful gardens to tour. Perhaps the most historical place that is visited often is the USS Arizona National Memorial, which is a part of the history of Pearl Harbor and is a free event to participate in. But be aware, these tickets go fast so get there early. There is also the Hawaiian Water Adventure that is a huge hit with tourists where they can participate in thrilling water rides until their heart is content.</p>
<p>All flights into the Hawaiian Islands land at Honolulu International. The other islands are a short car ride away, in which there are various places to rent a car once you land on the island, including many in the airport as well as scattered throughout the city.</p>

<p><strong>TRANSPORTATION:  Robert’s Hawaii School Bus is being contracted for all required transportation.  Convenient pick up and drop off points will be designated for your area. </strong></p>
<p><strong>INCLUSIONS:  Included in the Oahu Discovery Complete Program is the following: all transportation, staffing fees, admissions to attractions, any required materials for activities, complete nutritionally balanced lunch and Official Program “Uniform” T-shirt. Each day will begin and finish with a fun body movement / exercise session for all ages.   Age appropriate educational experiences and instruction will take place throughout each day.</strong></p>
<p><strong>PROGRAM HOURS:  Designated pick-up and drop-off points will make it more convenient for parents to coordinate this program with their work day. Drop off times will be between 700am and 730am. Pick up times will be between 500pm and 530pm.</strong></p>
